Zoning and Building Permit Information

No land development may commence without a zoning permit issued by the zoning administrator, the zoning board of adjustment or the planning commission.

Land development is defined as the division of a parcel into two or more parcels, the construction, reconstruction, conversion, alteration, relocation or enlargement of any building or other structure, or of any mining, excavation or landfill; and any change in the use of any building or other structure or land or extension of use of land. This shall also include the conversion of seasonal dwellings and / or camps to year-round use.

Before a permit can be issued the following must be provided:

  1. A permit application must be presented to the zoning administrator.
  2. The permit must contain the name, address and signature of the owner.
  3. The permit should have a drawing showing the lot size, present buildings, proposed construction and any other necessary information.
  4. The permit should have the names of the adjoining property owners.
  5. The fee must be paid.
After the permit is issued you must do the following:

  1. Post the zoning placard so it is visible from the road or driveway.
  2. Wait 15 days before starting construction.
  3. Contact the road foreman for approval if a new curb cut is necessary.
  4. Contact the zoning administrator before the footings are established.
  5. If a new septic system is created the septic engineer must certify it was installed properly and will work satisfactorily.
  6. Contact the Zoning Administrator if there are any substantial changes made during construction.
  7. Contact the zoning administrator when the building is complete, or when you are ready to use the new structure, to receive the certificate of occupancy.
  8. File a copy of the Vermont Residential Building Energy Standards with the town clerk's office.
If you need a variance or a conditional use permit you must also do the following:

  1. File the permit application with the zoning administrator at least 20 days in advance of the public hearing so that it can be properly warned in the local newspaper 15 days prior to the hearing.
  2. Post the permit and all necessary information in the town clerk's office 15 days before the public hearing.
